Yardi, AppFolio, and MRI Software handle standard residential and commercial property management well. When your portfolio includes mixed asset types (residential, commercial, industrial, short-term), complex ownership structures, fund-level reporting requirements, or non-standard lease structures, the platform's configuration options run out. The workarounds live in spreadsheets that the property management team maintains alongside the platform.
Investment and fund reporting is where standard property management platforms hit their hardest limits. Investor portal requirements, waterfall distribution calculations, IRR and equity multiple tracking by asset and fund, capital account management, and K-1 reporting require financial modelling capabilities that property management platforms weren't built for.
